IISS is an investment company that will buy your property !
We work with participating licensed real estate agents from various companies. There are three scenarios listed below in which we will buy properties. All require the homeowner to be insolvent and meet the other minimum requirements. To avoid any situation that could be interpreted as a conflict of interest, we require our participating real estate agents to represent only one party, either the investment company (IISS) or the seller, not both. If representing IISS, the agent will have a No Broker Relationship with the seller.
Also, as a condition of IISS buying your short sale, and to ensure total legal compliance and transparency to all parties, when the sale and purchase option contract is executed, you and the seller must allow us to manage 100% of the short sale process including, but not limited to, all lender negotiations, value justification, marketing, title, closing, and full and complete disclosure to seller, buyer, lender(s), and the public.

Scenario 1.
Property is Unlisted. Agent executes a sale and purchase option contract with the homeowner, much like a sale and purchase contract with a FSBO would be handled. Agent represents IISS, and has a No Broker Realtionship with the seller. Agent earns a commission for both the list and buy side of the A-B transaction, and the list side of the B-C transaction upon successful closings.
Scenario 2
Property has Existing Listing~ option 1. This is a scenario where there has been no progress, no offers have been submitted, and no lender ordered BPO's in the past 90 days. The Listing agent, with seller’s agreement, adds an addendum to the listing agreement changing the broker relationship to a No Broker Relationship with the seller, and a Transactional Broker Relationship with the investment company (IISS). Listing agent would then execute the sale and purchase option contract, and agent would earn both list and buy side of the A-B transaction, and the list side of the B-C transaction. All commissions are contingent upon successful closings.
Scenario 3
Property has Existing Listing~ option 2. This is also a scenario where there has been no progress, no offers have been submitted, the listing is growing Days On Market, and there have been no lender ordered BPO's in past 90 days. If the listing agent wants to continue to represent the seller and not represent IISS, then we will bring in another agent to represent IISS in the sale and purchase option contract. Seller’s agent will earn a commission for the list side of the A-B transaction. The IISS agent will earn a commission for the buy side of the A-B transaction and the list side of the B-C transaction. Both would be eligible for the commission on the buy side of the B-C transaction, as would any other cooperating broker. All commissions are contingent upon successful closings.
