INVESTORS IN SHORT SALES

A FLORIDA LIMITED LIABILITY COMPANY

Investors In Short Sales, LLC (IISS), is a team of   professionals who have experienced the  
Short Sale process  'ad nauseum'. We vowed to find a better way to make the process more efficient with a significantly higher success rate for not only the real estate agents who have preferred to avoid short sales, but to the lenders, buyers, and especially the homeowners...families in trouble, who have not been successful in getting that opportunity to 'get out from under!'

 

THE INVESTMENT COMPANY:

Investors In Short Sales, LLC (IISS) is managed by Gerald (Jay) Meyer, a licensed Florida Real Estate Broker, and a licensed Florida Mortgage Broker.

IISS has assembled a support team of professionals including negotiators, title company, and money partners who collectively work with participating licensed real estate agents in Lee County Florida to seek out qualified distressed homeowners who are behind in their mortgage payments, have no equity in their home, have no resources to make up the back payments, and want to avoid a credit destroying foreclosure.  Utilizing the short payoff approach with the mortgage holder(s), IISS enters into a sale and purchase option contract with the homeowner, providing full disclosures to all parties that the investment company intends to negotiate with the mortgage holder and any other lien holders to purchase a distressed property at a discount to what is owed, add value by eliminating the distressing issues, then market and resell it as a traditional sale to a subsequent buyer at a lesser discount to market price. These are two transactions with separate escrow closings each transferred with a warranty deed. The two transactions are coordinated to close on the same day, an A-B transaction where A is the Seller, and B is the Investment company, then a B-C transaction, with no monies from (C) Buyer used to fund the A-B transaction. The difference between the net cost to purchase the property and the net cost to sell it is negotiated to be sufficient to provide the seller with an agreed to settlement of accounts with their lender(s), compensation for the participating real estate agents, and compensation to IISS and its support team for their coordination and efforts in facilitating the short sale.

Gerald Meyer, the managing member of the LLC, is also the Owner/Broker of Meyer & Associates Realty Group, Inc., opened in May 2004. Meyer & Associates is an active independent real estate brokerage specializing in residential real estate sales in greater Lee County, and operates totally distinct and separate from IISS.  Mr. Meyer's role in IISS is that of managing the investment activities in the above transactions for the investment company,  not a realtor role, allowing the above mentioned participating real estate agents to handle the real estate functions of listing and the marketing for resale. Mr. Meyer’s prime duties with IISS is to mentor and assist the real estate agents throughout the short sale process, ensure complete transparency and MLS compliance, help identify homeowner candidates for the agents, manage and coordinate activities with BPO/appraisers, title company, loss mitigation negotiators, money partners, etc., assist real estate participants in finding a qualified (C) buyers.
